EICR (electrical installation condition report)

An EICR, also called an electrical safety certificate, reports on the condition and safety of a property's fixed electrical installation. Ours are carried out and issued by NICEIC registered electricians, so the report is legally valid.

An EICR is the electrical safety certificate landlords are required to hold. A registered electrician inspects and tests the fixed wiring, the consumer unit and the circuits, then reports whether the installation is satisfactory for continued use.

Owner verification required before launch. Legal requirements for property certificates differ across England, Wales, Scotland and Northern Ireland and change over time. This page states requirements at a general level and quotes no penalty figures or statutory timescales. Please have current local law confirmed before this page goes live.

Who needs an EICR, and how often

Landlords letting residential property must have the electrical installation inspected and tested and hold a valid report. Homeowners often have one done when buying or selling, and commercial property owners have their own obligations.

Reports run on a recurring cycle, and the report states the date by which the next inspection is due. The exact interval and the rules differ across England, Wales, Scotland and Northern Ireland. Tell us where the property is and we will confirm what applies to you before you book.

Price and turnaround

Clear fixed price, confirmed before we book. Tell us the property size and where it is, and we will give you the price up front. No call out charge, no surprises.

For a typical domestic property the inspection usually takes a matter of hours, depending on size and the number of circuits. You get the report promptly, not a fortnight later.

Reading your report

The report classifies anything it finds:

  • C1. Danger present. Immediate action required.
  • C2. Potentially dangerous. Urgent remedial action required.
  • C3. Improvement recommended. Not unsafe, and does not by itself make a report unsatisfactory.
  • FI. Further investigation required.

A report is unsatisfactory if it contains a C1, a C2 or an FI. That means remedial work.

If it fails, we fix it

If the property does not pass, we fix it. Any remedial work is carried out in house by our own accredited trades, and the certificate is re-issued once the work is signed off. One company, one number, no chasing a second contractor.

NICEIC registered. We carry our identification on every job and you are welcome to check our registration before we start.

C1 means danger is present and immediate action is required. C2 means potentially dangerous and urgent remedial action is required. C3 means improvement is recommended but the installation is not unsafe. FI means further investigation is required. A report is unsatisfactory if it contains a C1, a C2 or an FI.

An unsatisfactory report means remedial work is needed. We quote for it, our own NICEIC registered electricians carry it out, and the report is re-issued once the work is signed off.
