Gas safety certificate (CP12)
A gas safety certificate, still widely called a CP12, records the safety check on a property's gas appliances, fittings and flues. Ours are carried out and issued by Gas Safe registered engineers, so the certificate is legally valid.
If you let a property with gas appliances, you must have them checked by a Gas Safe registered engineer and hold a valid gas safety certificate. It is only legally valid when a registered engineer issues it, which is why the register exists and why you can check ours.
Who needs one, and how often
Landlords letting property with gas appliances, pipework or flues need a certificate, and must give a copy to their tenants. The check runs on a recurring cycle set by law.

What the engineer checks
- Each gas appliance, for safe operation and correct gas pressure
- Flues and ventilation, so combustion gases escape as they should
- Pipework and fittings, for soundness
- Any signs of unsafe installation or misuse
If an appliance fails, we fix it
If the property does not pass, we fix it. Any remedial work is carried out in house by our own accredited trades, and the certificate is re-issued once the work is signed off. One company, one number, no chasing a second contractor.
